The Laystall Street development is a 20m, nine-storey residential scheme located just off Great Ancoats Street in Manchester city centre.
The Laystall Street hotel redevelopment transformed an existing aparthotel into Residence Inn by Marriott Manchester Piccadilly. Located close to Manchester Piccadilly station, Ancoats and the Northern Quarter, the scheme provides accommodation for both short visits and longer stays.
The refurbishment reconfigured 84 existing apartments into 155 studios and suites. Internal layouts were reorganised to accommodate the increased room count, alongside shared facilities supporting the extended-stay offering.
The proposed refurbishment required an understanding of the existing concrete frame before alterations could proceed. Farrow Walsh appraised its condition and capacity to establish its suitability for the proposed adaptation.
We reviewed the structural implications of the proposed modifications, advising on their compatibility with the retained frame. This assessment helped the project team make informed decisions about reconfiguring the building while maintaining its structural integrity.
The completed development provides 155 studios and suites for visitors staying in Manchester for business, leisure or longer periods. Its location close to Piccadilly station, Ancoats and the Northern Quarter gives guests convenient access to the city.
The refurbishment has renewed the use of an existing building and expanded its accommodation offer, supporting Manchester’s visitor economy and providing a base from which guests can explore nearby businesses and attractions.
