Limehurst Avenue is a forward-thinking student accommodation development that combines modern design, sustainability, and community-focused living. The nine-storey scheme delivers 541 bed spaces, transforming a derelict brownfield site adjacent to the Grand Union Canal Basin into a vibrant student community in the heart of Loughborough.
Strategically located close to key educational institutions, transport links, and local amenities, the development provides a safe, convenient, and connected environment for students, while contributing to the regeneration of the surrounding area. Farrow Walsh provided structural engineering services for the two blocks, delivering a design that balanced structural performance with the architectural vision.
The site sits within a designated flood plain, introducing significant challenges for both demolition and construction. A comprehensive flood risk strategy and flood alleviation measures were required to safeguard the development and inform the full living works package. The brownfield nature of the site, combined with proximity to the canal, required careful ground investigation and structural planning to ensure the foundations and superstructure could be safely and efficiently implemented.
Farrow Walsh developed a piled foundation solution to suit the brownfield, flood-plain conditions. The two-block scheme incorporates a concrete transfer structure at lower levels, supporting a light gauge steel frame (LGSF) superstructure above. The structural design was integrated with the flood risk and site remediation strategy, ensuring both stability and resilience. By coordinating foundation, superstructure and flood mitigation measures, Farrow Walsh has enabled the delivery of a high-quality, sustainable student living environment on a challenging riverside site.
