Located on Lordship Lane in Wood Green, this large-scale mixed-use development will deliver 623 purpose-built student accommodation bedrooms alongside 77 affordable homes. The scheme combines student living, private residential and local authority housing across three distinct blocks, supported by shared amenity space and active ground-floor frontages designed to enhance the surrounding neighbourhood.
The development replaces a former bingo hall and forms part of the wider regeneration ambitions for Wood Green, introducing new homes while strengthening the street-level presence and community engagement along Lordship Lane.
Gateway 2 approval has recently been secured, marking a significant milestone and enabling the project to move forward toward completion in time for the 2028 academic year.
Farrow Walsh developed a coordinated structural strategy tailored to the differing requirements of each block. The superstructures incorporate a combination of light gauge steel framing (LGSF) and concrete framing, allowing efficiency, programme certainty and flexibility across the mixed-use elements.
A low pile substructure solution was designed to suit the ground conditions while working in conjunction with the diverted watercourse. Close coordination with the wider design and infrastructure teams ensured that structural, drainage and civil elements were fully integrated.
Through careful planning and collaborative design, the project has progressed beyond Gateway 2 and is now positioned to deliver a substantial new residential and student community within Wood Green.
