The development comprises five- and six-storey blocks providing 508 student bed spaces, alongside significant ground-floor retail, contributing to the revitalisation of the local urban environment.
Planning approval was granted in December 2025, with the project targeting completion of the PBSA by 2028. The scheme represents a strategic investment in Southampton city centre, delivering high-quality student housing and amenities in a well-connected, urban location. Farrow Walsh provided structural engineering and advisory support, ensuring the project could progress smoothly from planning through to construction.
The redevelopment involved a city-centre site requiring careful appraisal to support land acquisition and planning. Flood risk considerations were a key factor, and ground conditions required a tailored piled foundation solution to ensure long-term stability for the buildings. The project also included multiple blocks with mixed-use functions, necessitating coordinated structural and civil planning from an early stage to accommodate both residential and retail elements.
Farrow Walsh provided site appraisal and advised on land acquisition, flood risk, and foundation strategy, supporting the client through planning and tender stages. Two blocks were worked up with detailed tender-stage design information, facilitating a robust planning submission. A full concrete frame design was developed to provide structural stability, accommodate mixed-use layouts, and support efficient construction across the five- and six-storey blocks. By integrating foundation, superstructure, and flood-risk considerations, Farrow Walsh enabled a technically complex city-centre site to be transformed into a high-quality student accommodation and mixed-use development.
