Supporting the regeneration of a brownfield site to provide 50 independent retirement homes.

A planned retirement development in Kirkby will create 50 apartments for people aged 55 and over, bringing a prominent brownfield site back into use and widening the choice of homes available to older residents.
The project combines the regeneration of previously developed land with the provision of independent living accommodation. Situated within the Kirkby Towns Fund zone, it forms part of the area’s wider investment in its future.
The three-storey building will accommodate 44 one-bedroom and six two-bedroom apartments. The plans also provide for landscaped outdoor areas, parking and dedicated spaces for passenger drop-offs.
Langcroft is bringing the scheme forward alongside Ashfield District Council, with an agreement in place for site remediation through the Towns Fund. Preparing the land for residential use is an important step towards transforming the site into a setting for independent retirement living.
The development responds to the need for housing that supports residents as they grow older, while giving previously used land a renewed purpose within the town.
Farrow Walsh will prepare a technical review report covering due diligence, together with a drainage and levels strategy.
The review will help inform the project team’s understanding of the site’s engineering considerations. Our drainage and levels strategy will set out the proposed approach to site drainage and levels, supporting coordination as the plans progress towards delivery.
The scheme received full planning approval in July 2026. Construction is scheduled to begin in March 2027, taking the project into its next stage of development.
